Sky Hotel Redevelopment

The Sky Hotel redevelopment in Aspen has finally ignited following several years of planning.  The new hotel is slated to be the “sexiest ski lodge in North America.”  In early 2015 the Aspen City Council unanimously approved the remodeling of the Sky Hotel, calling for the demolition of the old structure and the erection of shoter, yet more efficient hotel and vacation property. Referred to as a year-round playground, guests can ski-in to access the lifts and enjoy comfortable suites. Offering luxurious amenities from an outdoor pool, to a restaurant and an onsite fitness center, the Sky Hotel is a popular stay amongst tourists.

Owner of the building since 2001, Northridge Capital, is a commercial asset firm out of Washington, D.C.  Together with the hotel operator, Kimpton Hotels, have called for the redevelopment in an effort to maintain mid-priced lodging with rooms from $300-500 a night.  Although the plan calls for a reduction in the building’s height and mass, the redevelopment of the property would increase the square footage from 43,605 to 91,000. The luxurious four-story lodge will boast 104 rooms, including 11 fractional-ownership suites, two affordable housing units and a rooftop deck. The renovation of this popular tourist location will start in the spring of 2016 take 20 months to tackle, but should be complete in early 2108.

At the base of Aspen Mountain, the entire hotel will now comply with the Lodge zone district’s new 40-foot maximum height limitation. With renovations comes an increase to the net livable area per unit at 412 square feet. The reconstruction will reconfigure the rooftop to house over half of its amenity space at 7,742 square feet.
